34th Scenari Immobiliari Forum: CDP Real Asset Focuses on Senior Housing
Once again this year, CDP Real Asset SGR took part in the Scenari Immobiliari Forum, one of the main annual events for real estate professionals. Now in its 34th edition, the event was held in Rapallo on September 18 and 19.
The CEO, Antonino Turicchi, spoke about the role of the CDP Group’s asset management company (SGR) in the social housing sector. He focused on what he considers a priority issue for a country like Italy, which has a progressively aging population: the limited availability of housing solutions dedicated to self-sufficient people over 65.
These individuals often live in homes that do not meet the needs of their age and—due to the evolution of family structures—face the risk of loneliness and isolation:
“It is a gap that requires a structural response, similar to the one that has accompanied the development of student housing over the years”, he stated. “Just as modern student residences do not offer only a room, but also services, common spaces, and socialization opportunities, senior housing must likewise be conceived as an ecosystem capable of combining autonomy, safety, and quality of life”.
Consequently, alongside the real estate component, services play a decisive role. These services must be able to evolve progressively based on the needs and level of self-sufficiency of the residents. “We are ready to further strengthen our commitment in this area, including through dedicated funds, to build a new model of social housing dedicated to self-sufficient elderly people together with private investors and specialized operators. A model capable of responding to an inevitable demographic transformation and filling one of our country's most significant vulnerabilities”, he concluded.
