Tourism Support: CDP Real Asset and Amapa Group Sign Agreement

€28 million sale and leaseback transaction for the Ibis Styles Roma Eur complex

The partnership frees up the manager's resources to be reinvested in new tourism and hospitality initiatives with the aim of expanding the hotel offering in new destinations in Italy, including those with untapped potential.

 

Rome 11 January 2026 - New investment by the CDP Group in favour of the development of the tourism sector, a driving factor of the Italy’s GDP: CDP Real Asset SGR has finalised through the National Tourism Fund (FNT), a "sale & lease-back" transaction - that is, purchase and simultaneous lease to the same owner - with the Amapa Group involving the "Ibis Styles Roma Eur" real estate complex. This is a 4-star hotel, operational since 2012 with a surface area of almost 9,000 sqm, 191 rooms, as well as services, meeting areas and outdoor greenery.

The transaction, in line with the strategic rationale of the Tourism Fund 2, requires Amapa to reinvest the proceeds from the sale of the property in new tourism and hospitality initiatives. These include upgrading the facility through restyling works aimed at more effectively meeting hotel demand in Rome's EUR district by improving the quality of rooms and services offered.

“The operation is in line with the CDP Group's strategy to support the tourism-hospitality sector – explains Chiara Caruso, head of FNT – encouraging the growth of an Italian hotel operator through a long-term partnership aimed at freeing up resources in the manager's budget that will be reinvested in the tourism and hospitality sector."

FNT, whose investors include Cassa Depositi e Prestiti and the Italian Ministry of Tourism, has invested approximately €540 million, in addition to supporting the growth of operators through sale and leaseback, it acquires accommodation facilities to redevelop them directly, in partnership with selected operators for subsequent management. With this operation, the portfolio under management includes 26 properties of different types, of which over 50% are located in the Italy’s south, for a total of approximately 4,400 rooms.

The Amapa Group, already a partner of the FNT on structures in the provinces of Rome and Trento, is a “white label”1 operator, which manages 19 properties, with a particular focus on the city hotel segment : over 90% of the properties are affiliated with international brands .
